What size are the lots at Port Scarburgh? Are the lots all the same and how can I access the water?
Each lot is different in size. The lots, roads, and ponds at Port Scarburgh were designed to augment and enhance the natural topography, vegetation, water and viewscapes. Each lot has its own unique character and features, and each will provide quality options for home site and house design. The lots range in size from one to almost 12 acres. Each lot has water frontage on Underhill Creek and piers are permitted on each lot.
 
Are there deadlines for building a home? Do you have relationships with any home building companies?
At Port Scarburgh there is no time limit from the time you purchase your lot until the time you begin building a home. However, once you do begin to build, the home must be completed within one year.
 
You may select any homebuilder for your lot at Port Scarburgh. MLG Communities has started a home building company that is managed by a local builder, Paige Webb, called Gateway Builders. Paige managed the construction of our beautiful Corbin Hall Community Center, and is currently constructing a home at Port Scarburgh. He has extensive building experience on Virginia’s Eastern Shore. Do you have any sample house plans that I can review?
Port Scarburgh requires architectural review and approval of all building and landscaping plans prior to starting construction. We do have pre-approved house plans, and Gateway Builders has home plans as well. We are also happy to direct you to web sites containing other sample house plans.
 
Are there home building restrictions?
Lot owners are subject to certain building restrictions established in the Port Scarburgh Protective Covenants. The covenants are established to protect your investment in Port Scarburgh and to ensure the future quality of the development. Building restrictions include, but are not limited to, set-backs, minimum home size (2,400 square feet), height limits (generally, 2-story maximum), certain siding materials (no vinyl or aluminum siding), limited roofing materials, garage size and configuration, and project approval by an architectural committee. Please review a copy of the Protective Covenants for more details.
 
Are there any community fees?
Yes, there are fees associated with being a member of the Port Scarburgh Community.   Fees for 2007 and later will be based on budgetary needs established by the community.
 
What other projects have you have developed?

Are all lots approved for private wells and septic systems? Are additional approvals necessary prior to building a home?
All lots at Port Scarburgh have a septic certification letter issued by the Accomack County Health Department, approving each lot for a private well and septic system. A lot owner must obtain a building permit from Accomack County in order to begin building a home. Current cost estimates for installation of a private well and standard septic system ranges from $8,000.00 to $10,000.00. We can provide the names of local well and septic contractors for your convenience. 
 
Where is the closest airport?
The airport closet to Port Scarburgh is near Salisbury, Maryland and is approximately a 65-minute drive from Port Scarburgh. The name of the airport is “Salisbury-Ocean City Wicomico Regional Airport.”
 
Norfolk International Airport is approximately 1.5 hours south of Port Scarburgh and the drive from Norfolk takes you through the famous Chesapeake Bay Bridge-Tunnel connecting the Eastern Shore with Virginia’s mainland.
 
Accomack County Airport, appropriate for personal planes and small jets, is located near Melfa, Virginia, and is approximately 10 minutes south of Port Scarburgh.

How do I get to Port Scarburgh?
From the North
·       Take Route 13 South from Salisbury, MD.
·       After crossing the MD/VA line go approximately 25 miles.
·       Turn right on Route 179 West at the Burger King stop light in Onley, VA
·       Go approximately 1.5 miles and turn left on Route 718 (Cashville Rd)
·       Stay on Cashville Rd approximately 5 miles then bear right at Route 718 (Tarkill Rd)
·       Approximately 3/10 of a mile bear left on Route 636 (Crockettown Rd)
·       Port Scarburgh is on the left in approximately one half of a mile
 
From the South
·       From Virginia Beach, VA take Highway 13 North across the Chesapeake Bay Bridge Tunnel
·       Stay on North 13 approximately 45 miles up the Shore
·       Turn left onto Route 179 West at the Burger King stop light in Onley, VA
·       Go approximately 1.5 miles and turn left on Route 718 (Cashville Rd)

How close are you to a beach? Are you on the Chesapeake Bay?
Port Scarburgh is located directly on Underhill Creek. The Chesapeake Bay is approximately a five-minute boat ride from our waterfront lots. It is a seven-mile drive to the town of Onancock, which contains numerous restaurants, shops, and attractions.
Many barrier islands dot the shoreline of Virginia’s Eastern Shore and are accessible. The beaches at Tangier Island can be reached via tour boat from Onancock harbor, which is seven miles away.
 
Do you offer financing packages?
Port Scarburgh does not provide seller financing. BB&T Bank, a local lender, provides special financing for Port Scarburgh sales. How much are real estate taxes at Port Scarburgh?
Real estate taxes are assessed by Accomack County and for 2007 are $.35 per $100.00 of assessed value. So, for example, the annual real estate tax owed for $100,000.00 of assessed value would be $350.00. Please contact the Accomack CountyTax Assessor’s Office at 757-787-5729 for more information on tax assessments.

Is Port Scarburgh affected by flooding?
The majority of Port Scarburgh lots has clearly defined flood plain areas, and must conform to the Chesapeake Bay Preservation Act enacted by the Commonwealth of Virginia. Stilt-home building is unnecessary at Port Scarburgh and is actually prohibited. Please contact us for guidance and refer to the recorded Subdivision Plat for more specific flood plain information.
 
Is Port Scarburgh a retirement community? Are families with children welcome?
